What’s new in Louisville Real Estate sales for 2011?

Louisville area Home owners received a belated holiday gift today. According to a new report from the National Association of Realtors (NAR), pending home sales rose 3.5% in November. That's great news and it confirms we're seeing a gradual recovery that should continue into 2011. Louisville home sales took another plunge last month but there may be signs of some light at the end of the dark basement! First the bad news for Louisville home sellers. The number of homes going under contract in August of 2010 compared to August 2009 was down  9.8% (see the charts below). Additionally, the number of homes closing (actually changing ownership) during the same period was down d12.9%. There are no surprises in the latest August 2010 home sales numbers for the Louisville area. Based on new data today from the Greater Louisville Association of Realtors, the number of Louisville Homes that closed (sold) in August 2010 compared to August 2009 was down 14.8 percent (see chart below). Home sales have slowed down yet again.

The Numbers The new July numbers for Home Sales in Louisville are out and as we suspected sales have slowed. In July 2010, 999 homes closed compared to 1276 July 2009, down about 22%.
